Donovan Payne Architects was awarded the architectural commission and presented with a concept design and costing which had been previously prepared by Thomson Marquis / Ian Howard and Prior Cheney Architects from Melbourne. It was very soon apparent that the plan produced did not satisfy the functional requirements and that the project had been severely under-costed.

Donovan Payne Architects worked with Council to redefine the project and produced a new functional design brief and costing.

Donovan Payne Architects provided full architectural, engineering and costing services and superintended the construction of the project that was completed, within budget in 2008.

Functional planning involved the successful integration of new indoor aquatic facilities with the existing sports centre and indoor pool.

Existing facilities included:

  • Refurbished the existing indoor 25m pool
  • Refurbished the existing pool concourse
  • Renovated and refurbished the existing timber structure, ceilings and spectator seating to the pool hall
  • Upgraded existing pool hydraulics, disinfection, chemical storage and delivery systems

New facilities included:

  • Indoor 25m pool with combined Turbo Channel, Learn to Swim and Family Leisure pool with Beach entry
  • Tots Pool
  • Water slides
  • Spa and sauna
  • Kiosk café
  • New entry colonnade and foyer
  • Offices
  • Gymnasium
  • Fitness centre
  • Crèche
  • Extensive parking
  • Landscaping

Environmental Sustainable Design

Environmental Sustainable Design considerations were incorporated into the design of the mechanical and pool filtration systems by way of chillerplant heat reclaim units for space heating and dehumidification, use of VSD pumps in filtration systems and incorporating backwash water storage pending future treatment works to enable recycling.

The buildings were designed to optimise solar orientation, leading to energy savings on lighting and heating. The building envelopes were designed with sealed insulation to limit interstitial condensation and heat loss. Skylights were designed to encourage warmth and light in winter.

Project Outcomes

Construction was completed in May 2008 and was completed on budget.

The functional planning by Donovan Payne Architects has enabled the new aquatic, fitness and civic elements to successfully integrate the operations of the new amenities with the existing sports centre.

Integration of single pool hall air space successful.

Huge Waterslide

Albany wanted a fantastic waterplay zone that would appeal to all ages. The waterplay features, including sprays, cannons, buckets, and a large winding waterslide have added to the success of this centre. (We can personally vouch for the slide ourselves – we all rode it on opening day!).

On Budget - On Time

At Donovan Payne we make a point of delivering all projects on budget and on time. This project’s large budget was no exception.
